REALTOR: One of the most effective ways to find new construction developments is to hire a Realtor, such as myself, that specializes in new construction sales. We have access to listings that may not be available to the public and can help you navigate the home buying process. We also have relationships with local builders and teams. Maybe you're looking to build a brand new home instead? Awesome! I'll connect you to a great contractor. We also provide valuable insight into the local real estate market and help you negotiate with builders. While there are some similarities, the process of purchasing in a new construction development is vastly different than resale. Most builders use custom contracts and are dominantly written to protect the builder. This is why it’s critical to have an agent who specializes in new construction sales.
ZILLOW'S NEW CONSTRUCTION FILTER: Zillow, one of the most popular online real estate marketplaces, allows you to search for homes in your desired location. You can filter your search to include ONLY new construction homes and view photos, floor plans, and pricing information for each property. You can also sign up for email alerts to be notified when new properties that meet your criteria are listed.
BUILDER WEBSITES: Home builders have websites that showcase their available properties. If you come across a community you like, be sure to check that builder’s website for other current/upcoming projects.
NEW HOME SOURCE: This is one of my personal favorites. New Home Source is an online platform that specializes in new construction homes. This site allows you to search for properties based on your location, price range, and other preferences. You can view photos, floor plans, and pricing information for each property, and you can also connect with builders directly through the site.
No matter which option you choose, it's important to do your research before making an offer on a new construction home. Be sure to read reviews of the builder and the neighborhood, visit model homes if possible, and compare prices and features across multiple properties. With a little effort, you can find the new construction home of your dreams.
