Blue Taping Your New Home - What It Is And What To Look For

What is Blue Taping? Put simply, it’s the process of inspecting and marking defects in a new build before closing. As the name suggests, it involves using blue painter’s tape (sometimes other colors as well) to mark areas that need attention. You will always find imperfections so don’t worry if you have a lot of blue taping to do! This is one of the big benefits of buying a brand new home. Unlike resale, where you have to negotiate on all defects / repairs, here you get to mark areas of concern and have the builder fix them! Builders WANT you to enjoy their homes and this is a way of ensuring they deliver a unit in proper condition.

When is it done? Near the end of construction. After finishes have been installed and permanent utilities are on, but before the final walkthrough.


What’s the Process? On the appointment date, you will walk through the home with the builder/contractor and usually their sales representative. Then, it’s just going through and identify areas to be blue taped. Apply blue painter's tape to any areas that need further attention or inspection.

1. Mark areas that need attention with blue tap.

2. Take photos of any areas that are blue taped and note the location and description of the issue on your notepad.

3. Work with the builder or contractor to schedule any necessary repairs or fixes based on the blue tape inspection.

What do you look for?


  • Walls and ceilings: Look for any cracks, dents, or drywall tape imperfections. Check for proper painting and texture application.

  • Windows and doors: Ensure they open and close smoothly, lock properly, and have no gaps between the frame and the wall.

  • Cabinets: Check that they are level, properly aligned, and all doors and drawers open and close smoothly.

  • Flooring: Look for any unevenness, gaps, or damage in the flooring, and check for any signs of squeaking or creaking.

  • Fixtures and appliances: Check that they are properly installed and in good working condition (Test faucets, toilets, appliances, shower heads, light fixtures, and the HVAC system)

  • Exterior walls: Check for any cracks, gaps, or damage in the exterior walls or siding, and make sure flashing is properly installed and sealed.

  • Electrical outlets and switches: Ensure they are properly installed and securely attached to the wall, and that they work correctly.

  • Plumbing: Check for any leaks, drips, or damage in the plumbing fixtures or pipes, and make sure the water pressure is adequate.

  • Overall craftsmanship: Look for signs of poor workmanship, such as crooked trim or molding, gaps in seams, or unfinished areas.


**I recommend hiring a local Professional Home Inspector to perform a thorough inspection. This will be an out-of-pocket cost to you but it’s one of the best investments you can make to avoid costly repairs.**

Even though Blue Taping occurs at the end of construction, don’t be afraid to routinely visit the site to check on progress.
